  • Yes. We can take care of advertising your property through different channels online and on the ground. Because most people look for properties to rent online, digital marketing is central to our approach. This means that we can promote your property throughout Christchurch and Canterbury via trademe.co.nz and The Property Boss website.

    We take pride in the quality of properties that we manage and find that only taking on a high standard of homes, is in itself an effective way to attract quality tenants.

    We have rigorous tenant selection processes in place, have access to various credit checking bureaus and run both credit and reference checks on all prospective tenants.

  • We set and collect the rent and bond on your behalf, and manage any rent increases.

  • To make sure that your property is well looked after, and in a good state of repair, we take and record hundreds of images of your property inside and out, before, during and after a tenancy.

    Our team members have an exceptional eye for detail and recording the entry and ongoing condition of your property makes sure that everybody, including your tenants, has a reference point when it comes to final inspections.

  • To enable your tenants to enjoy quiet peace and enjoyment of the property they call home (a legal requirement) you are only allowed to visit for these reasons:

    To carry out repairs and maintenance between the hours of 8am and 7pm. You must give your tenants at least 24 hours’ notice.

    To conduct a property inspection; you must give your tenants between 48 hours and 14 days notice in writing.

    No notice is required if you want to work on the outside of the property, pruning trees or mowing the lawns for example. However, remember that your tenants are legally required to enjoy peace and quiet, so we recommend that you only do whatever is necessary.

  • A fixed term tenancy is, as the name suggest, a tenancy that lasts for a fixed period of time, very often for six months or one year. While you are unable to give notice to tenants during this fixed period, should circumstances mean they need to move on, there will typically be a ‘break-fee’ for them to pay, and they are legally required to pay rent until you have new tenants.

    The tenancy only ends on the date specified if agreed by both you and your tenants, otherwise it defaults to a periodic tenancy.

    A fixed term tenancy gives you a clear idea of what you can expect for rental income over that set period of time.

    A periodic tenancy continues until either you or your tenant give notice. This can be 63-days notice if you or someone in your family is moving in or 90-days if you are carrying out major renovations or selling the property. This means you have a little more flexibility if you’re unsure of what your plans for the property are in the near future.

    Your tenant is required to give 28 days written notice to end the tenancy and vacate your property.

  • The Residential Tenancies Act 1986 requires that you insure your rental property against any damage - accidental or otherwise. Some insurance companies include claim conditions related to you having a robust tenant selection process in place, so we strongly recommend that you talk to your insurance company to find out what their requirements are for paying out on any claims.

    Do you recommend getting a meth test between tenancies?

    Yes, absolutely. This is often something your insurance company will insist on, but we believe it is also good practice. It gives you and oncoming tenants certainty before they move in. We use a reputable company to conduct meth tests, so talk to us first.

  • We use latest generation property management software. This means you have access to your account details online and gives you real time visibility of your property.

    You will also receive regular detailed reports, and as we are available for you 24/7, you can contact us at any time.

  • If you live overseas or are going to be out of NZ for more than 21 days, you are obliged to nominate a contact person for your tenants. We can easily be your point of contact.
