  • If you view a property you would like to rent, the next step is to complete a Prospective Tenant Application Form.

  • You will receive a confirmation email from us, along with an electronic copy of your tenancy agreement to sign and return. This outlines the terms of your tenancy and states what you must pay within 48 hours to secure the tenancy – usually the first week’s rent.

    You will also be advised of the date you need to have paid your bond – ideally this is as soon as possible, but no later than three working days prior to the day you move in.

  • You will receive the keys once all costs have been met and we have received all paperwork, correctly completed and signed.

  • The questions in the application form provide The Property Boss with important information to determine if you meet our requirements. If you don’t complete the form, chances are you will not be a successful applicant; priority will be given to people who complete the form.

  • Item descriptionYes, The Property Boss does credit checks on all tenants using a reputable credit checking agency.

  • No. We require all tenants over the age of 18 to be on the Tenancy Agreement. This protects you - everyone living in the home is jointly and severally liable for any rent, bond or damage.

  • Generally there are no pets or animals (including cats) allowed. However, in some properties this is at the discretion of the owner.

  • We will inspect the property about one month after you move in, and then every three months after that. This helps make sure that we can take care of any maintenance issues promptly for you, as well as reassure the landlord that their property is in a good state of repair.

  • Just as we expect rent to be paid on time (we have no tolerance for rent arrears) we do our best to keep everyone happy. Good relationships and good communication are so important, so you can expect us to attend promptly to anything that needs urgently fixing.
