Possibly. We consider every request on a case by case basis, looking at the type of pet vs the suitability of your property.
There are a few ‘reasonable grounds’ to refuse or ‘say no’ to pets.
Before we respond to a tenant’s request, they must complete a comprehensive questionnaire which details pretty much everything you would need to know about that pet (size, breed, temperament etc.). Sometimes it will just come down to common sense (eg. big dog, small apartment), other times it may be less cut and dried. We can discuss this at the time.

Yes. We can refer you to one of the healthy homes assessors we work with. Once your home is certified we can start to advertise tenants for you.

Yes, absolutely. A meth test is often something your insurance company will insist on, and while it’s not a legal requirement, we believe it is good practice. It gives you and incoming tenants certainty before they move in. Even if your property is a brand-new build, and it’s highly unlikely that it’s contaminated, it’s not impossible.
If meth is detected in future, it is very difficult to prove to the Tenancy Tribunal that it was the current tenant, or in the case of a new build, someone involved with the project without a baseline test.
We use a reputable company to conduct meth tests, so talk to us first.

Yes. The Residential Tenancies Act 1986 requires that you insure your rental property against any damage - accidental or otherwise.
Some insurance companies include claim conditions related to you having a robust tenant selection process in place, so we strongly recommend that you talk to your insurance company to find out what their requirements are for paying out on any claims.

Yes. We can take care of advertising your property through different channels online and on the ground. Because most people look for properties to rent online, digital marketing is central to our approach. This means that we can promote your property throughout Christchurch and Canterbury via trademe.co.nz and The Property Boss website.
We take pride in the quality of properties that we manage and find that only taking on a high standard of homes, is in itself an effective way to attract quality tenants.
We have rigorous tenant selection processes in place, have access to various credit checking bureaus and run both credit and reference checks on all prospective tenants.

Yes. We do our first inspection 4-6 weeks after a new tenant moves in and every 3 months after that.

We set and collect the rent and bond on your behalf and manage any rent arrears increases.

We use the latest generation property management software. This means you have access to your account details online via your owner portal, which gives you real time visibility of your property.
You will also receive regular detailed reports, a copy of which can be found in your owner portal and as we are available for you 24/7, you can contact us at any time.

It really depends on what they want to do. The law does allow tenants to make minor changes if they can be “returned easily to substantially the same condition.”
Before tenants go ahead and make any changes, they must put their request in writing, and we must respond within 21 days. You can decline their request, but you must have reasonable grounds. We look at every request on a case-by-case basis and will keep you in the loop.

To enable your tenants to enjoy quiet peace and enjoyment of the property they call home (a legal requirement) you are only allowed to visit for these reasons:
To carry out repairs and maintenance between the hours of 8am and 7pm. You must give your tenants at least 24 hours’ notice. To conduct a property inspection; you must give your tenants between 48 hours and 14 days’ notice in writing.
While there is no legal requirement to give notice, just put yourself in their shoes and imagine someone turning up on your doorstep unexpectedly. If you want to work on the outside of your property (for example, to prune trees or mow the lawn), be respectful and give your tenants a heads up with a day or two’s notice if possible.

A fixed term tenancy is for a stated period of time, and expires at the end of that period.
Landlords can end a periodic tenancy with 90 days’ written notice without giving a reason, however, the notice must not be given in retaliation.
There are some circumstances where you can give 42 days notice but the reason must be stated when you give notice (check Tenancy Services website for details.)
Your tenant is required to give 21 days written notice to end the tenancy and vacate your property.

If you manage your own property and live overseas or are going to be out of NZ for more than 21 days, you are obliged to nominate a contact person for your tenants. We can easily be your point of contact.
