Expertise and understanding

I bought my first rental property together with my husband when I was in my early 30’s, and we now have a large range of properties in our portfolio. With a mixture of property types and a variety of furnished, unfurnished and co-living spaces, we really do understand what it’s like to own investment property.

Having worked through decades of ups and downs in the Canterbury market, including interest rate fluctuations, earthquakes, and the ever continual changes in legislation, we are guaranteed to add value for even the most seasoned property investor.

This hands-on personal experience of navigating the potential pitfalls of the rental market, coupled with our extensive professional property management experience gives us realistic, in-depth insight and practical knowledge of what is involved.

And it’s this high level of expertise that enables us not only to take great care of your property, but to also bring a proactive approach that protects your asset and adds value to your investment.

Usha Ganda-Wilson, Managing Director at The Property Boss

Usha Ganda-Wilson

Managing Director

Known for her no-nonsense approach, determined outlook and fierce work ethic, Usha is a seasoned property professional with oodles of experience. She and her husband are also investors in their own right – Usha bought her first home in 1991 and her first investment property in 1993 and knows that choosing a company to manage your portfolio is no small decision.

Very strong on ensuring high standards, over the years she has created robust processes and a well trained team, and is a fan of supporting her team members, providing them with access to the resources and information they need to make the best decisions for clients.

Super charged and full of drive, Usha lives up to her nickname Pocket Rocket, going at 100 million miles an hour from the time she wakes up around 5:30am until she goes to bed. She’s not all work and no play though, because when she’s not working, Usha loves skiing in winter and playing hockey all year round. She also enjoys yoga and baking.

With so much experience under her belt, Usha is savvy and smart enough to figure out the best solution to ensure that your property investments achieve your goals and get the results you dream of.

Philip Vickery, Property Manager at The Property Boss

Philip Vickery

Property Manager

When Philip came to The Property Boss in 2019 not only did he bring his own experience in the property and investment markets, but also a ton of life experience.

A former police officer, Philip was employed by the NZ Police for twenty five years and has also managed his own properties as a private landlord for the past thirty years. After leaving the Police in 2011 he was employed as a property manager by a single owner where his role included project managing at least forty full renovations as well as the day to day management of the property portfolio. Philip still has a strong interest in property investment and owns a mix of residential and commercial tenancies.

Philip values time with his wife Marilyn and their two teenage sons Logan and Hayden, and their two Border Collies, Fizz & Flame. They live on a lifestyle section in Ohoka and after twenty years have finally finished developing a 3 acre garden!

Carrie-Ann Horne

Carrie-Ann Horne

Property Manager

Originally from Falkirk in Scotland, Carrie-Ann moved to New Zealand in 2015 with a view to contributing to the post-quake rebuild. Having trained as an Architect she moved into kitchen design, and before joining the team, was a Project Manager for a joinery company.

With her background in general construction, her experience working with a real mix of properties and her keen eye means Carrie-Ann is quick to spot anything out of the ordinary. This well-honed skill is invaluable when it comes to ensuring properties are well maintained and in top condition.

Carrie-Ann loves the variety that working in property management brings. She enjoys being out and about, getting to meet so many different types of people, building relationships with tenants and property owners.

To relax and unwind, Carrie-Ann enjoys going to the gym and is always happy when she’s taking a Spin class. She and her husband love travelling and exploring new places together, which is a bit of a bonus as it gives Carrie-Ann the opportunity to indulge another one of her passions, shopping for her ever-growing handbag collection!

 
 
 
 
Sara Lyman, Executive Assistant at The Property Boss

Sara Lyman

Executive Assistant

Having worked in Real Estate and Property management for over 15 years, Sara joined The Property Boss team in 2017. With a background predominantly in administration and customer service, she has plenty of experience with the day to day running of the office, from logging the rents to loading all invoicing and getting the end of month preparation done on time.

Sara’s professional and friendly manner means our clients always have a pleasant experience when requiring her assistance or calling in to see us. As our first point of contact, she believes in providing everyone with a friendly and pleasant experience and thrives on the fast paced and daily changing environment. Always willing to help us out in the office, Sara is also able to step in when the property managers are away or busy.

Outside of work Sara is mum to a very active teenager who is heavily involved in dance and netball. Her passion or poison (she still hasn't worked that part out yet) is going to the HIRT Lab Gym every morning, which is her time to kick start her day. She also has a spoodle dog to enjoy and take care of; so with her daughter and the dog, life is full but that’s the way she likes it.
